ADVERTISE BY OWNER IS AN ON-LINE MARKETING PROGRAM THAT ALLOWS YOUR HOME TO BE LISTED ON REALTOR.CA MLS FOR AN UPFRONT, NON-REFUNDABLE ADVERTISING FEE OF $1,000 +GST PLUS A $100/MNTH ADMIN FEE.

The $1,000 upfront advertising fee includes the realtor.ca MLS listing, professional home photo’s, details of your home, interior & exterior measurements, lockbox access for agents, unlimited changes to your listing with proper paperwork twice per month, showing requests sent directly to the homeowner or tenant via text or email, optional signage with or without your phone number, 1 Initial consultation with a licensed REALTOR®. Like most on line marketing services that are by owner, there are no on-going REALTOR® services associated with Advertise by Owner so if you happen to find this option does not work for you, Advertise By Owner give you a $500 credit towards using Lime Green Realty’s full REALTOR® services.

At the time you list your home, Advertise By Owner provides you with an educational session that explains how to execute changes to your listings, how to handle a buyer who is interested in purchasing your home, how to deal with any offers and how to interact with buyers agents who may want to show your home or bring you an offer.

Advertise By Owner’s marketing program is open to all property types throughout Central Alberta. There are no travel costs for properties located in Red Deer, Springbrook, Penhold, Innisfail, Blackfalds, Lacombe, Sylvan Lake and acreages within those area’s. Outside of these area’s, there will be an additional $100 cost for travel.

Your property can stay listed for up to 2 years on realtor.ca MLS assuming there are no financial changes made by the Canadian Real Estate Association for listing on realtor.ca MLS.

As licensed REALTORS® we don’t believe selling your home privately is as effective as using an agent, but we feel that as consumers you want options. As licensed REALTORS®, we feel we can provide better services than existing for sale by owner companies and charge lower fees.

Although Advertise By Owner is operated by licensed agents, you will NOT have access to advise or market updates from a licensed REALTOR®. To obtain this information, you would need to transfer your listing to Lime Green Realty’s full REALTOR® services listing which is a $3,000 flat commission fee paid when you sell plus 3% on the first $100,000 and 1.5% on the balance of the sale price to the agent who brings you a buyer.

THE ADVANTAGE TO USING US OVER OTHER FOR SALE BY OWNER COMPANIES IS BECAUSE WE ARE LOCAL, LICENSED REALTORS® WHO KNOW THE SYSTEMS BETTER THAN SOMEONE WHO IS UNLICENSED.

Prior to using these services, we want to be honest with you on the lack of success you may experience under this type of listing option. In 2016, one for sale by companies who listed on realtor.ca MLS listed 189 (less 6 duplicates) properties in Central Alberta. Of those 189 (less 6 duplicates) listings, just 49 were marked sold. Of the 49 that were marked sold just 23 of these were sold by someone who did not have an agent representing them. These sellers had a 12.5% success rate of finding a private buyer while listed on realtor.ca and less than a 26% chance of selling. Having your property listed with a licensed REALTOR®, your chances of selling increases to more than 50% (based on 2016 data from the CARA MLS® System, this success rate can increase to more than 80% in a sellers market). Given that for sale by owner marketing programs have such low success rates, we feel it is important to give you an option of transferring your listing to a full service REALTOR® listing which is why we offer you a $500 credit.
